The text of Ellis's letter is followed by the first portion of an incomplete draft of an affidavit, written in a different hand, "In the Goods of Anne Dunbar orse Caldwell Widow - deceased"; stating that Nicholas Ellis acted for Anne Dunbar as her agent for more than 30 years until "the time of her death which took place as the Dept believes on or about the 26th day of Dec 1853 at No 18 Rue Neuve de Luxembourg Paris", and that her will "drawn up according to the French laws ... bequeaths all her property of every kind to the Baroness Blaze de Bury".

Summary
Concerning the legal preparations necassary for the sale of mortgaged properties in Ireland which Madame Blaze de Bury inherited from Mrs. Anne Dunbar; stating that (the mortgagee) Cooke's business is currently in the Court of Chancery, and that he does not estimate that the business will be concluded in under six months; including a copy of an affidavit (a portion of which is included on the same folded sheet following the text of Ellis's letter) that he proposes to make "to satisfy the Stamp Office", and stating that he will have money for her should their application prove successful.
